Project Background & Goal

Brooklyn’s real estate market is defined by high expectations—buyers are drawn to historic charm but demand modern efficiency and luxurious finishes. Osher Bier, founder of OB Home Improvements, is a trusted name in the borough, known for delivering homes that sell before completion. Whether renovating or building from the ground up, Bier’s goal is to create single-family residences that maximize space, integrate smart technology, and blend seamlessly into the architectural heritage of Brooklyn’s most coveted neighborhoods. His latest project—a four-story custom brownstone in Midwood—was designed to meet those exacting standards with refined interiors, high-performance systems, and every square foot thoughtfully optimized.

Challenges

Creating a new residence in a historic neighborhood came with structural complexity. Space is always at a premium, and in certain builds—such as those involving cantilevers—traditional plumbing configurations aren’t feasible. Bier needed a system flexible enough to work with both 2x4 and 2x6 framing, steel and wood construction, and situations where plumbing lines couldn’t run straight down. On top of structural constraints, his team needed modern products that wouldn’t disrupt the aesthetic integrity of the home, while still delivering long-term functionality and comfort.

Key Solution

Bier turned to Geberit’s in-wall installation systems and Flush Plates for a flexible, elegant, behind-the-wall solution. The in-wall carriers allowed waste lines to be routed through studs when vertical access wasn’t an option. In the Midwood home, a 6” carrier was used to navigate cantilever-related challenges without sacrificing layout or performance. Throughout the home’s bathrooms, Geberit provided not just structural solutions but also design versatility. The Flush Plates—available in brushed metal, glass, stone, and customizable options—were selected to complement lighting, vanities, and fixtures. Touchless and Bluetooth®-enabled options added another layer of innovation, aligning with the smart-home elements featured throughout the property.

Results & Impact

The finished 6,000-square-foot brownstone includes a finished basement, eight ensuite bedrooms, and a full-floor primary suite complete with a soaking tub, walk-in rain shower, and private den. The main level offers an open floorplan, high ceilings, and high-end finishes such as agate countertops and wide-plank oak flooring. At the rear, large doors open to a tranquil, tree-lined backyard—a private retreat in the heart of the city. Geberit played a critical role in making the design vision a reality: from solving structural limitations to enhancing the final user experience. For Bier and his team, Geberit’s systems support a standard of craftsmanship that’s both visible and invisible—elevating every detail and enabling long-lasting value.
